2026 Building Ownership Changes in SIMS

This article discusses proposed adjustments to the way we track building level ownership in SIMS.

UPDATE: This project is in the process of being refined further.

Currently, there is one field attempting to represent several aspects of ownership, so we plan on splitting this field out into 3 separate fields over the course of FY26. The new fields would be as described in the following sections.

Building Ownership 

Building ownership will indicated the owner of the physical structure. Options for this will include:

• OSU
  • Owned by OSU
• BOT
  • Owned by the OSU Board of Trustees
• Campus Partners
  • Owned by Campus Partners (or affiliated entities under Campus Partners)
• OSUP
  • Owned by OSUP
• SciTech
  • Owned by SciTech
• Tech College
  • Owned by co-located technical college, including Central Ohio Technical College, North Central State College, Marion Technical College, and Rhodes State College
• Other/Non-OSU
  • Owned by an entity that does not fit into one of the above designations

Land Ownership

Land ownership will indicate the owner of the land upon which the physical structure is built. Options for this will include:

• OSU
  • Owned by OSU
• BOT
  • Owned by the OSU Board of Trustees
• Campus Partners
  • Owned by Campus Partners (or affiliated entities under Campus Partners)
• OSUP
  • Owned by OSUP
• SciTech
  • Owned by SciTech
• Tech College
  • Owned by a co-located technical college, including Central Ohio Technical College, North Central State College, Marion Technical College, and Rhodes State College
• Other/Non-OSU
  • Owned by an entity that does not fit into one of the above designations

Lease Type

Lease type will indicate OSU's contractual lease relationship with the building, or if the building is leased by OSUP or a Tech college. Options for this will include:

• NA
  • Not leased
• Tenant
  • OSU is leasing space in the building from a non-OSU entity
• Landlord
  • All of the assignable space in the building is leased to non-OSU entities
• Tenant/Landlord
  • OSU is both leasing space in the building from a non-OSU entity as well as leasing space in the building to a non-OSU entity
• OSUP Lease
  • The building is tracked in SIMS because OSUP is leasing space in it
  • OSU designations are prioritized, so if OSU and OSUP are both leasing space in the same building, Tenant will be used
• Tech Lease
  • The building is being tracked in SIMS because a co-located technical college is leasing space in it. Co-located technical colleges include Central Ohio Technical College, North Central State College, Marion Technical College, and Rhodes State College
  • OSU designations are prioritized, so if OSU and a co-located technical college are both leasing space in the same building, Tenant will be used

Land Lease

Land lease will be a checkbox field that indicates whether or not a land lease exists for the land on which the building is built. 

• True
  • A land lease exists for the land on which the building is built
• False
  • No land lease exists for the land on which the building is built

Example Scenarios

Following are some example scenarios and how the building would be assigned.

• OSU owns a building on OSU land and isn't leasing any space out to any external entities.
  • Building Ownership = OSU
  • Land Ownership = OSU
  • Lease Type = NA
  • Land Lease = False
• OSU built a shed on land leased from a non-OSU entity. The land lease states that anything built by the tenant will revert ownership to the land owner when the lease expires.
  • Building Ownership = OSU
  • Land Ownership = Other/Non-OSU
  • Lease Type = NA
  • Land Lease = True
• OSU owns a building on OSU land and is leasing some space in that building to Huntington Bank or OSUP.
  • Building Ownership = OSU
  • Land Ownership = OSU
  • Lease Type = Landlord
  • Land Lease = False
• OSU owns a building on OSU land and is leasing the building to SciTech. OSU is sub-leasing some space in that building from SciTech.
  • Building Ownership = OSU
  • Land Ownership = OSU
  • Lease Type = Tenant/Landlord
  • Land Lease = False
• OSU is leasing space in a building owned by a co-located technical college.
  • Building Ownership = Tech Owned
  • Land Ownership = Tech Owned

• OSU is leasing space in a building owned by a non-OSU entity and sub-leasing some of that space out to another non-OSU entity.

• OSU is leasing land to SciTech. SciTech is sub-leasing a portion of that land to another non-OSU entity. That entity builds a building on the land.

• OSU sub-leases space from OSUP in a building OSUP is leasing from a Campus Partners affiliate.

• Campus Partners owns a building on OSU land leased by Campus Partners and is leasing some space in that building to OSU.
